Define your search before opening more listings

Write down your total monthly budget, moving date, regular destinations and non-negotiable needs. In Mexico City, a neighbourhood name is not enough: record the street, building number, floor and orientation of each apartment. A listing described as “near Roma” is not an address. Keep properties you have visited separate from those you know only through photographs.

Separate monthly living costs from moving-in costs

Put rent, maintenance charges, separately billed utilities, parking and internet in one monthly list. Keep the deposit, moving expenses, furniture and any requested application or contracting charges in another. Ask what each charge covers, who receives it and what receipt or document you will get. Do not assume every landlord asks for the same terms or count a deposit as recurring monthly expenditure. Ask for offered conditions in writing and check the basis of any advance payment before sending it.

Test the journey from the front door

Check service notices before travelling. Start at the building entrance at the time you would normally leave. Record walking, crossings, transfers and waiting, then test the return journey. A midday viewing does not describe an evening routine. Check step-free access and lifts separately if you need them: being near a station does not guarantee an accessible journey.

Ask how the apartment actually works

During the viewing, check daylight, noise with windows open and closed, ventilation, signs of damp and whether your furniture fits. Ask the building manager about water supply and storage, maintenance, visitor access and pet rules. Confirm internet availability for the exact address with the provider. Keep observed facts separate from claims made by the agent. An unanswered question should remain visible on your shortlist.
