Why a citywide average is useless in Dubai

Ask for a "Dubai price per sq ft" and you'll get a number that hides more than it reveals. A near-identical layout can carry very different values depending on whether it's in Downtown Dubai or JVC, whether the title is a ready freehold deed or an off-plan Oqood registration, the view (Burj Khalifa, Marina, or a parking lot), and the building's own service charge rate — a high service charge can quietly suppress resale value even when the unit itself is well-maintained.
