According to Dubai Land Department data, Golden Visa-linked property transactions surged 34.7% year-on-year in Q1 2026, with 4,218 investors securing residency through Dubai property investment in that quarter alone. That growth followed the February 2026 removal of the previous 50% minimum-equity rule for mortgaged properties — a mortgaged unit with a bank NOC now qualifies for the AED 2 million Golden Visa threshold just as a fully-paid one does, which meaningfully widened the pool of buyers who can access residency through property.
Infrastructure is still being built out, not fully priced in
Dubai Metro Blue Line expansion and continued growth around Dubai South and Al Maktoum International Airport are the kind of infrastructure investment that historically reshapes which communities see the fastest demand growth — often before that growth is fully reflected in current pricing. Communities positioned along active or planned transit expansion, and those near the growing Dubai South employment and aviation hub, are worth watching specifically for this reason, distinct from the city's already-established premium addresses.
