What Does Rent Actually Look Like Across Dubai?

A citywide figure hides more than it tells you — the real range runs from JVC's value end to Palm Jumeirah's premium, roughly 2x apart.

Updated 2026-07-26

Why there's no single "average rent" worth quoting

Dubai's rental market spans roughly a 2x range between its most and least expensive communities covered here, which makes a single citywide average close to meaningless for actually budgeting a move. The figures below are Fia's estimated 2BHK monthly rent by community, refreshed quarterly and reviewed for plausibility rather than pulled from a single live feed — treat them as a starting orientation for where your budget lands, not a quote for a specific unit.

What works in your favour when renting here

FIFSCORE™ reads your situation against this rental market rather than grading areas.

What works in your favour here: comparables drawn from the same building rather than the community average, since tower-level variation is wide; a renewal checked against the official index, which caps increases and is the single strongest piece of leverage a Dubai tenant has; the deposit convention budgeted in advance, typically 5% unfurnished and 10% furnished; and a cheque structure negotiated as part of the price.

Where scores tend to drop: comparing an annual lease against short-let rates, which answer to different demand; assuming Ejari registration is the landlord's problem alone; and choosing a community without pricing its transport reality into the monthly total.

This will not serve you if you are pricing a holiday-home listing — nightly demand in Dubai behaves nothing like annual demand, and the two should never be compared directly.

The pattern behind the numbers

Palm Jumeirah sits clearly apart at the top of this range — private beach access and the Palm's singular address command a real premium over every other community tracked here. JVC sits clearly apart at the value end, consistent with its reputation as one of Dubai's stronger value-for-space communities (see our Business Bay vs JVC comparison). Downtown Dubai and Arabian Ranches each carry their own distinct positioning — Downtown for its DIFC-adjacent address, Arabian Ranches for its established villa-community status. The remaining communities (Dubai Marina, JBR, Business Bay, Dubai Hills Estate) currently cluster in a similar mid-tier band per this quarter's estimates; treat any fine-grained ranking between those four specifically as less reliable than the clearer gaps at the top and bottom of the table.

Frequently asked questions

What is the average rent for a 2BHK in Dubai?

It depends heavily on community — our Q3 2026 estimates range from roughly AED 10,000/month in JVC to AED 20,833/month in Palm Jumeirah. There is no single meaningful citywide average given that spread; check the community-level table above for a more useful starting point.

Which Dubai community has the highest rent?

Palm Jumeirah, by a clear margin among the communities we track — driven by private beach access and its singular address rather than larger unit sizes.

Are these rent figures based on live listings?

No — they're quarterly-refreshed estimates reviewed for plausibility against known market patterns, not a real-time scrape of listings. Treat them as a directional starting point and confirm current asking rent for any specific building before committing.
