Why a citywide 'price per sq ft' misprices your flat

Chennai is not one market, and a single headline rate per square foot blends away everything that actually sets a price. An Adyar apartment near the coast, a gated OMR unit built for the IT corridor, and a resale flat in Perambur can trade between roughly ₹5,500 and ₹20,000 a square foot depending on the micro-market, the age of the building, floor, and how genuinely comparable the last few registered sales nearby really are.
