Across the ten Bengaluru corridors we track, the relationship between rent and sale price varies by about 45% — one of the widest spreads of any city in this engine. A single average price per square foot sits somewhere in the middle of that and describes almost none of it.
What makes Bengaluru unusual is the direction of the spread. Rent tracks employment, not prestige. Whitefield and Electronic City convert price into rent more efficiently than Jayanagar does, despite Jayanagar carrying the older reputation and the higher per-square-foot number. A valuation that leans on the city average, or on a neighbourhood's standing, misses the thing that actually holds the price up.
What genuinely moves the number in Bengaluru
The corridor the property serves. A flat within a short commute of a large employment cluster has a tenant pool that refreshes continuously. That demand is what puts a floor under the price, and it is why two properties at the same price per square foot can be worth materially different amounts.
The khata it carries. This is the single largest documentation variable in the city. A property on B-khata is harder to finance, which removes most loan-dependent buyers from its market. The price does not fall because the building is worse; it falls because the pool of people who can complete a purchase is smaller.
Water. A Cauvery connection and a borewell-dependent supply are not the same asset, and in the outer corridors the difference shows up in what tenants will pay and how quickly a resale moves.
The closing cost the buyer is carrying. Karnataka's registration charge doubled from 1% to 2% in August 2025, taking total closing costs to roughly 7.6% of value — payable in cash and not financeable. That money competes directly with the buyer's down payment, which caps what they can offer regardless of what a bank approves.

A property listed against the citywide average is either leaving money on the table or sitting unsold, and in Bengaluru it is usually the second. Buyers here are unusually well informed about commute times, because most of them are optimising for one.
Price against the corridor's own rental demand and the property's documentation position, and the listing behaves predictably.
