Based on Fia's Q3 2026 estimates (see our average rent and property prices breakdowns), the fastest year-on-year growth is concentrated in Navi Mumbai and Thane, followed by Worli, Andheri, Malad, and Chembur at a more moderate pace, with Bandra, Juhu, Dadar, and Powai growing slowest among the areas we track. That's a meaningfully different picture than a single "Mumbai property prices rising X%" headline would suggest — the growth is concentrated in specific corridors for specific, identifiable reasons, not spread evenly across the city.
What's actually driving the fast-growth corridors
Navi Mumbai's growth ties directly to the upcoming international airport and the maturing Thane-Belapur IT corridor (see our Navi Mumbai guide) — infrastructure that's still being built out, not yet fully priced in. Thane's growth reflects its expanding local commercial base and improving Metro/highway connectivity narrowing the gap to Mumbai proper (see Thane).
