Stamp duty in London 2026 — current SDLT rates

SDLT rates changed in April 2025. Here are the current bands, worked examples at common London price points, and the three surcharge layers that stack on top.

Standard residential SDLT (April 2025 rates)

SDLT is charged in bands: 0% on the first £250,000; 5% on £250,001–£925,000; 10% on £925,001–£1,500,000; and 12% above £1,500,000. These are the rates in force from April 2025. Because it is banded, you pay each rate only on the slice of the price that falls in that band — not the whole price at one rate.

Rates in force from April 2025. First-time-buyer relief applies up to £500,000 only. The additional-property surcharge is +5% on every band; a non-resident surcharge of +2% stacks on top of any applicable rate. Confirm with your solicitor before exchange.

The three surcharge layers

Three adjustments stack on the standard rate. The additional-property surcharge adds +5% on every band if you will own more than one residential property. The non-resident surcharge adds +2% if you are not UK-resident as defined by HMRC. First-time-buyer relief works the other way — 0% on the first £300,000 and 5% on £300,001–£500,000 — but only if the price is £500,000 or below; above that, no relief applies and standard rates apply on the full amount.

About £12,500 for a standard owner-occupier at April 2025 rates, or roughly £10,000 with first-time-buyer relief. An additional-property buyer pays £37,500, and a non-resident adds a further 2%.

Do first-time buyers pay stamp duty in London?

Only above £300,000, and only up to a £500,000 price. First-time-buyer relief gives 0% to £300,000 and 5% on £300,001–£500,000; above £500,000 the relief is lost and standard rates apply on the whole price.
