The premium core: Indiranagar, Koramangala, Jayanagar
Indiranagar is the established premium address — leafy residential streets beside the 100 Feet Road retail strip, Purple Line metro, and the city's most liquid rental market. Koramangala is its younger rival: startup offices, café density, and an ecosystem that never logs off. Jayanagar is the quiet third: old-Bengaluru plotted streets, legendary markets, parks and a family gravity the newer corridors can't fake. The tech belts: Whitefield, Marathahalli, Sarjapur Road, Electronic City
Whitefield is the east's anchor — ITPL, international schools, malls and two decades of maturity, now metro-connected on the Purple Line. Marathahalli is its budget-friendly junction cousin, positioned where the ORR meets the airport road — maximum job access per rupee, with traffic as the tax. Sarjapur Road is the fastest-rising corridor in the city — new gated communities and schools stacking up along the southeast belt. Electronic City is the value anchor: the city's friendliest prices among major corridors, self-contained campuses, the elevated expressway and — since August 2025 — the Yellow Line metro. The north and the in-between: Hebbal, Yelahanka, HSR Layout
Hebbal is the airport-side gateway — lakes, flyovers and proximity to the northern business parks, increasingly a corridor for frequent flyers. Yelahanka, further north, is the planned-town sleeper: space, calm and value pricing, popular with families and aviation-sector households. HSR Layout is the in-between success story — sector-planned streets between Koramangala's buzz and Sarjapur's growth, a startup-founder favorite that has quietly become one of the city's fastest-appreciating rental markets.
